Equity realization (EQR) is the percentage of your raw equity you actually capture on average. Just because you have 40% equity doesn't mean you'll win 40% of the pot.
Realized Equity = Raw Equity × Equity Realization %

Realized Equity = 40% × 75% = 30%
You'll only capture 30% of the pot on average, not 40%.
